Ventura County covers a lot of area from Rincon Point near Carpinteria on the North to Leo Carrillo State Beach in the South. We also go from the Pacific Ocean to the mountains of the Los Padres National Forest. Within this area are individual towns: Ventura, Oxnard, Camarillo, Ojai, Oak View, Santa Paula, Fillmore, Piru, Moorpark, Port Hueneme, Simi Valley and Thousand Oaks. There are many other little pockets of residential areas from Bell Canyon to Wheeler Springs. Diveristy is the word for Ventura County.
Within the City of Ventura, we have several little sub-areas. We have the "Avenue" area which runs along Highway 33 towards Ojai. This is a diverse area with some houses dating back to the beginning of the century, some working lemon groves, some businesses but not much conformity. It has everything from little tiny individual homes (500 square feet) on small lots to huge hillside condo's that you can view the ocean and the mountains from.
There is the "Mid-town" area where most of the homes are from the 1930's - 1950's. Most have only 1 bathroom and a 1 car garage. But they are charming. Their tailored little yards with neat little homes are very desirable (see pictures above). Also, the ease of getting onto the freeway from this area makes commuting a little easier.
The "East End" is a newer area of Ventura. It has the newer schools and homes for the growing families. It also has lots of park-type areas for the kids to play.
The "Hillside" or "Ondolondo" area is the most expensive area. Most of the homes on the hillside have fantastic views of the ocean, the mountains, the Channel Islands and the entire valley. The homes are tiered up the hillside so one home doesn't obstruct the views of another. This is a very safe neighborhood.
There's one area called "Montalvio" at the 101 Freeway going into the city of Oxnard. This, we believe, is a forgotten little community. It has very large lots for it's homes with the homes built in the 1950's (mostly). People have been purchasing these little homes and upgrading them. Some of these upgraded homes are just fantastic.
A little area called "Oak View" is on the way from Ventura to Ojai on Highway 33. It is a hustling little township that has great pride and fantastic people. This area is still affordable too - it's just a little warmer than Ventura and higher in elevation.
