Why Ventura??? Why not Santa Barbara or Malibu? Bottom line...the prices!! Ventura is right on the ocean--just like Santa Barbara. It has basically the same landscape with the mountains in the distance. But the prices in Santa Barbara are the highest in all of California (per the California Association of Realtors). Now Ventura is only 30 minutes away from Santa Barbara. Why would you pay top dollar to live in Santa Barbara when you can get a beautiful home for a lot less money?
The same is true going south to Malibu -- Prices are just not as high as Santa Barbara.
Ventura, for the moment, is kind of the forgotten beach area of Southern California. House prices have jumped over the last year in Ventura (up 30%) but you can still purchase a single family dwelling for less than $600,000. That is not possible in other beach areas in Southern California.
In Port Hueneme, a suburb of Oxnard that is directly on the beach, there are condos right on the shoreline for under $400,000 that are mainly vacation homes for their owners. Several are gated communities so your belongings are safe when you are not there. There are many amenities from swimming pools to exercise rooms. And yet you walk out of your complex onto the beach - never use a car!
The City of Ventura is split up into several different areas. The "Avenue Area" runs along Highway 33 to Ojai. Very close to the beach yet the morning fog burns off so you get the sunshine. Mid-town is a very attractive area because of the unique houses, shopping, walking areas and closeness to the beach areas. The government center area is further from the beach with many affordable condos. The east end is an area mainly with single family homes for growing families. And the Hillside is the most spectacular with the ocean and island views.
The diversity of the area is what makes it tops for me. we have everything from ocean to mountains within less than a 30 minute drive. And yet, at this time, it is still affordable for most families.
